Darien continues to be defined by an extremely limited supply of homes, particularly at what historically would have been the lower end of the market. Today, finding a home under $2 million has become increasingly difficult.
That lack of inventory continues to put upward pressure on prices.
Year-to-date, the median sale price in 06820 has reached $2.9 million, up 18.4% from the same period last year. The average sale price is approximately $3.16 million, up 12.3%, while average price per square foot has risen to $829, up 10.4%. At the same time, the number of homes sold year-to-date has declined 8.2%.
One particularly interesting part of the market is the upper end. Of the 157 homes sold year-to-date, 73 sold for $3 million or more, and sales in that price category are up 19.7% from last year.
What does this mean for Darien buyers and sellers?
Fewer sales do not necessarily mean a weaker market. In Darien, limited supply—especially the scarcity of lower-priced homes—is changing the mix of what is selling and continuing to push both median and average prices higher.
For buyers, patience and preparation remain important. For sellers, low inventory continues to create opportunity, although proper pricing and presentation still matter.
