The real estate market is changing as buyers, sellers, and investors adjust to mortgage rates, affordability concerns, and changing inventory levels. In 2026, the market is becoming more balanced, giving buyers more choices while sellers face a greater need to price homes competitively.

Understanding the latest real estate trends can help you make more informed decisions.

1. More Homes Are Coming to Market

Housing inventory has continued to improve in many areas. More available homes can give buyers greater choice and reduce some of the pressure seen during the highly competitive housing markets of recent years.

However, inventory is still below normal levels in many parts of the country, especially for homes within an affordable price range.

2. Affordability Remains a Major Focus

Affordability continues to influence buyer decisions.

Mortgage rates remain an important factor, while home prices are still high in many markets. At the same time, slower price growth and improving incomes are helping affordability gradually improve.
