Because buying a home is such a significant step, it’s essential to educate and prepare yourself as much as possible. Start by understanding your reasons for buying and defining what type of home best fits your needs. Since homeownership and financing go hand in hand, it’s also important to evaluate your current financial situation and determine how much you can realistically afford.

Once you have a clear picture—even if it’s just a starting point—you’ll be better equipped to explore housing options, compare mortgage solutions, and create a focused action plan with realistic timelines.

Buying real estate is a complex process, with many factors to consider—especially since no two homes or transactions are exactly alike. In today’s market, with its unique opportunities and potential challenges, it’s more important than ever to work with a knowledgeable real estate professional.

Secure a mortgage pre-approval

I recommend getting pre-approved for a mortgage before you begin seriously shopping for a home. This process involves meeting with a lender, who will review your financial situation and credit history. Based on that review, the lender can provide a pre-approval letter outlining how much you may be able to borrow. You can explore options online to compare different lenders, or reach out to your local bank or credit union to get started.

Here are some key benefits of getting pre-approved:

Getting pre-approved gives you a clear understanding of how much you can borrow, allowing you to plan with confidence. It also shows sellers that you’re a serious, qualified buyer, which can strengthen your offer.

Lenders may also inform you about special programs that could make homeownership more affordable, especially if you’re a first-time buyer.

There are many financing options available, and a knowledgeable real estate professional can connect you with trusted lenders known for providing great mortgage products and services.

Tour homes and find the perfect match

The key to a successful home search is knowing what you’re looking for. That means clearly identifying your “must-haves” versus your “nice-to-haves.”

Starting your search on a real estate website can be incredibly helpful, you’ll get to browse a wide range of homes and review important details.

But no matter how much research you do online, there’s no substitute for seeing homes in person. Listings may appear similar, but homes can vary greatly in layout, quality, and overall feel. Touring properties with an experienced real estate professional is ideal—they can spot things you might overlook, offer valuable insight, and provide objective guidance throughout the process.

Submit your offer and negotiate the terms with the seller

Once you’ve found the right home, it’s time to make an offer. Your agent will use a standard contract to outline the price, closing date, deposit, and any conditions.

Review the details carefully with your agent to ensure everything reflects your intent. They’ll answer your questions and present the offer to the seller.

The seller can accept, reject, or counter your offer. You may go through a few rounds of negotiation until you reach an agreement or decide to move on.

Secure your financing

Once you have a pending agreement, it’s time to return to your chosen lender to finalize mortgage details in order to close the deal. This means finalizing your down payment, interest rate, regular payment schedule and all other financial conditions associated with the closing.

Close the deal If you’ve efficiently taken care of everything connected with purchasing your new home, taking ownership should be a positive joy with no surprises. Key steps to the closing, also referred to as the “escrow” or “settlement”, include:

Getting a title search – you will need a historical review of all legal documents relating to ownership of the property – to ensure that there are no claims against the title of the property. It’s also necessary to purchase Title Insurance for protection in the event of errors in the records or mistakes in the review process.

The final walkthrough – you will be given the chance to look at the home one last time to make sure it’s in the same condition as when you signed the sale agreement.

The settlement – typically, on the Closing Date you’ll meet with a lawyer, real estate professional, or escrow agent to verify and sign all the paperwork required to complete the transaction. The settlement will include paying your closing costs, legal fees, property adjustments and transfer taxes. At that point, you’ll receive the property title and copies of all documentation pertaining to the purchase.

In most cases, Possession Date will fall within a few days, and you will be able to move into your new home.
